What hardwood costs in King
2026 bands, computed with King’s own labour, access and travel multiplier — not a GTA average with a place name on it. HST is extra and a firm number follows a moisture reading on site.
| Service & specification | King band | Per unit | On site |
|---|---|---|---|
| New hardwood install800 sq ft, solid white oak, site-finished matte | $13,398 – $19,007 | $16.75–$23.76 / sq ft | 5–8 working days |
| Sanding & refinishing800 sq ft, dust-contained, waterborne 2K | $4,564 – $6,475 | $5.71–$8.09 / sq ft | 3–4 days incl. cure window |
| Hardwood stairs13 steps, treads and risers | $6,699 – $9,503 | $515–$731 / step | 3–5 days |
| Hardwood railings24 linear feet, handrail and newels | $5,852 – $8,302 | $244–$346 / lin ft | 2–4 days |
| Repair & restoration120 sq ft affected, replace and blend | $2,871 – $4,073 | $23.93–$33.94 / sq ft | 1–3 days plus finish cure |
| Hardwood deck / porch300 sq ft, dense hardwood decking | $9,938 – $14,098 | $33.13–$46.99 / sq ft | 1–2 weeks |
The per-unit column is the same band divided by the quantity, so it can be checked against the range on each service page. Those ranges span every specification we install: the bottom is engineered board, prefinished; this table prices solid white oak with a site-applied finish, which is the upper half of the range and, in the towns furthest from the shop, a little above it. A budget specification in King lands lower — the estimator will show you exactly how much lower.
Custom inlays and commercial fit-outs are not in the table because neither is priceable from a square-foot box — an inlay is quoted from a drawing, a fit-out from a phasing plan. Configure your own job to move any of these bands with species, pattern and finish.
What we take on in King
Free on-site measure for any qualified hardwood, stair, or railing job.
- Carpet-to-hardwood stair conversionBuilder-grade carpeted flight stripped to the rough stringer and rebuilt in solid hardwood treads and matched risers.
- Heritage quarter-sawn oak restorationOriginal quarter-sawn oak in a pre-war house sanded back honestly, repaired where it is damaged, and refinished to match surviving millwork.
- Occupied condo refinish, dust-containedExisting hardwood in an occupied unit sanded and refinished under containment, with the residents and their pets staying in the home.
- Herringbone over hydronic radiant on slabEngineered European oak in a herringbone field, glued over a concrete slab with hydronic radiant beneath, to a specification the mill will still warrant.
- Whole-home install with the stairs in the same mobilisationBuilder-grade flooring and carpeted stairs removed together, replaced with one species and one finish through the whole house.
- Hardwood railing rebuilt to Ontario Building CodeHandrail, newels and balusters rebuilt in hardwood to Ontario Building Code thresholds for height, graspability and guard opening.
- Water damage: board replacement and blend refinishBoards destroyed by a leak lifted and replaced, the floor dried to equilibrium, then blend-sanded so the repair disappears.
- Commercial install on overnight shiftsHardwood installed or refinished in a trading business across consecutive overnight shifts, with the space open for service each day.
- Open-riser feature stairA stair built as architecture rather than circulation — thick hardwood treads, no risers, and a guard designed to the code limits that open risers trigger.
- Buff and recoat, before a full sand is neededThe existing finish abraded and a fresh coat applied, without sanding to bare wood — the right answer far more often than a full refinish.
- Winter gapping and seasonal movementAssessment of seasonal gapping to separate normal winter movement — which needs no work at all — from a genuine installation or humidity fault.
- Ipe-class hardwood deckExterior deck in a dense tropical hardwood, detailed for Ontario's freeze-thaw cycle and fastened so the boards can move without splitting.
