Vaughan 4,200 sq ft new build
Full-home solid white oak, site-finished matte, seamless through all living levels.

What the job actually involved
Builder left carpet on stairs and a floating laminate on the main. We pulled both, flattened the subfloor, installed 7" white oak, and site-finished so the stair and the floor are the same formula. Move-in was a Thursday. We were off site Wednesday.

Each entry carries the published 2026 band, the sequence, and the failure modes that produce a second invoice.
What goes wrong on a job like this
Floor and stairs finished in separate batches
Sheen and tone differ at the exact point where the eye compares them — the bottom step. It is the most visible mismatch in the house.
Avoided by: One mobilisation, one finish batch, floor and treads together.
Subfloor flatness accepted as-built
Hollow spots and squeaks across a floor that is otherwise correctly installed, and the mill will decline the warranty claim.
Avoided by: Measuring flatness and correcting it before the first board.
All 3 failure modes for whole-home install with the stairs in the same mobilisation
